mortgage LTV when applying... help?!

Hi, me and my partner recently spoke to a mortgage advisor. We are looking to buy a house approx 100k with a 5% deposit. The advisor done all his checks and said we would be able to borrow upto 125k but that the system is only coming up with 70% mortgage options. He suggested it could be something in our credit checks. Checked our credit scores, all is good and nothing hidden away! Can anyone provide any clarity for me on why only 70% and less options would be available?

    Forget the score, its what is in the history.
    Have you moved addresses? Sometimes something can eb registered at a previous address maybe?
    Are you financially associated to someone with dodgy history?

    I would be surprised if there is only 1 lender who will offer you 70% LTV. There will probably be other lenders who may offer more but I would ask your broker to dig deeper with the lender and find out what the issue is or at least get more info on it.
