Can I get a mortgage without my husband?

My husband behaved really foolishly last year and got himself into some financial difficulty (I won't go into the reasons). He defaulted on a few accounts and took out a payday loan to try and pay these arrears which obviously got him into more bother. I knew nothing about this and was heartbroken when I found out as we had planned to buy our own home next year.

My question is can I get a mortgage without him? I earn £24,500 a year. Plus £3500 extra income per year. We have 2 children. I pay £150 per month car finance and my credit card balance is 0. I have a clean credit file and no other debts. Looking at buying a house on the market for £75,000 with a 5% deposit. What are my chances? Will his actions affect my chances? We don't have any joins accounts etc.

    But I rather suggest you to involve him because it will improve your credit and you can have less monthly installments to pay.
    the OP has no issues with her credit, it is the husband that has bad credit with defaults and payday loans. A joint application may well be at a higher interest rate than OP would get applying alone

    Most lenders don't like this, but some will accept it. Engage a broker to place this for you.
  • Sounds as though you can afford the mortgage on a sole application. I would definitely engage a broker as they will have more availability to the best deals for your circumstances.


    In the meantime I would suggest you encourage your husband to sort out his financial problems and don't take out any joint debts as this will then link him to you financially.
