Tennant in Common missing for 10 years

Hi there. I’d be really grateful if anyone can help with the following complicated situation. 10 years ago my Mum brought a house with her partner. After 1 month he left the home and we haven’t heard from him since and can’t trace him. He hasn’t paid a penny towards the mortgage, only the deposit. Sadly my Mum has now died. As they were Tenants in Common her 50% of the house has been left to me. The mortgage only has £33k outstanding on it and the property is worth around £80k in its current state. My question is how do I sell the house without him or how can I get him removed from the mortgage and/or deeds to the house? I can’t afford expensive legal fees and my knowledge of these kind of matters is very little as I am only 26 and haven’t ever dealt with anything like this before. I currently live in the property and am worried I could be evicted. Any help would be massively appreciated. Thanks.
