Soft search Vs Hard search query?

Is there a difference on what it actually sees? (I understand that the soft search wont effect credit file etc) but wondering whether each result in different information being seen?
Reason I ask: was accepted for DIP with Halifax. Worried about being declined in full application due to 2 previous defaults (2 and 4 years ago). Both defaults however were registered at my current address. Would they have seen these during their 'soft search'? I read they often don't if previous addresses, so should I be ok?
We have a 15% deposit and both have 'excellent' credit ratings apart from my above mishap :-( I understand 'scores' mean nothing, but you get the essence anyway.
Would like to know if they would have seen defaults?
Thank you

The full application credit score with Halifax is more in depth than the decision in principle sce and can differ.I am a Mortgage Broker

I applied for AIP, got accepted for 85% absolutely no chance based on what brokers said.
Checked their mortgage, and they put its a promise if nothing changes they'll honour so thought wow thats good but then saw in email it added " passing a full credit score on application"...
Not saying you wont get it, but I am not even going to bother assuming i'll get it, 6 defaults (over 3.5 years old, satisfied 18 month ago) no chance for me.0 -
Thanks guys.
Does anyone know if they would have seen my defaults during the DIP??? (soft search, although current address)0 -
With Halifax there is an option at the end of the DIP which asks if you have had any Defaults, CCJ's etc in the past.
Were you or your broker honest on that question?I am a Mortgage BrokerYou should note that this site doesn't check my status as a Mortgage Broker, so you need to take my word for it.

Nickuk84 - I think you're being overly pessimistic there. If handled correctly your case could well be approved by Halifax.I am a Mortgage BrokerYou should note that this site doesn't check my status as a Mortgage Broker, so you need to take my word for it.

If there was a question about Defaults I'd have been completely honest, they'd be nothing worse than thinking you've got it to find out they've declined you for wrong information.
You've given me renewed hope... Thanks

David White yes my broker DID tick the appropriate box re: defaults. I saw him do it.
They two I have are 2 and 4 years old. But both are registered at my current address. Would the soft search see them do you think?0 -
Poppy1010:
I have placed many cases with Halifax where clients have had defaults in the past so as long as your broker has packaged the case correctly (correct address history, declaring adverse etc) then you should feel reasonably confident.
Personally I wouldn't have risked Halifax if you had a default only 2 years ago, but I'd imagine your broker has a reason for this choice.I am a Mortgage BrokerYou should note that this site doesn't check my status as a Mortgage Broker, so you need to take my word for it.

David White oh no I am worrying even more now. Even after the DIP I was in a stress saying to him that it may still fail full application. He did assure me that if it gets accepted at DIP stage, then it is very rare for full app to be declined (unless I lied about salary and/or other things, which I haven't).
Does the fact the LTV being 85% help with this scenario?0 -
I'd trust your broker, maybe they're just a bit more daring than meI am a Mortgage BrokerYou should note that this site doesn't check my status as a Mortgage Broker, so you need to take my word for it.
