How to borrow against property - sub prime help please

I own a house worth approx £90k (no mortgage - fully paid) which I don't live in but will be renting out in the next couple of weeks @ £550pcm.
I have only just applied to go on electoral roll at my current address, where I've lived only 3 months - not on electoral elsewhere as lived abroad for many years.
I have just (2 months) started my own business (vat registered limited company). Clearly I have no relevent credit history or proof of income yet.
I wish to borrow approx £30k against the property, can anyone suggest who can help me?
