Mortgage Calculators for Property portfolios

Morning

I’m hoping I’m in the right section; basically I’mconsidering within the next year purchasing a second home, and moving in withthe better half. We both have properties,but for current work situations and location of existing abodes it’s not reallyviable.

Basically I’m looking for advice or if someone hasdone the work (sounds lazy sorry) any excel sheets that help understand andmanage the properties which then work out and track equity in the property /yields etc, with the potential of using this to the reinvest in furtherproperties or other investments. This isa fair way off mind, however I would like to start doing the research andlooking at the numbers now.

Apologies if this comes off as a bit condescending,as I know we are in a fortuitous position to some, but would like to make haywhile the sun shines, and if this question has been asked before.

    As you both own a property each why not decide which one is more suitable for you both to live in and get to work etc.
    Rent out the other for the next 12/18 months and see how living together works out.
    If you then decide you want to buy a property together then speak to a " whole of market mortgage broker "
    If you are already self employed you might want to have a chat with your accountant as the Tax changes to mortgage relief for rented properties may mean renting out properties is not for you if you are a higher rate tax payer.
