if the fee free valuation is carried out is the mortgage a given?

The title says it all really.


Anxiously awaiting my mortgage offer. Got the phone call today to book a valuation tomorrow, for which is free with the mortgage.


So can i relax that they are obviously happy to lend me the money providing the valuation matches mine?


Any ideas how long after valuation before offer is made?

    Some will instruct straight away, others after the underwriting.

    Lenders tend to check everything else before they instruct valuation today.


    This does not mean your mortgage offer 'is a given'.


    Lenders will do a final overall check when the valuation is in and sometimes pick up extra queries then.


    Your case may also be selected for audit as part of the Lenders quality cheques where a separate team ensure polices are being adhered to - this is rare but is does happen.


    The rule is, your offer is a given when it is on your doormat and it is correct.
