Have spent the last hour putting figures into affordability calculators. It looks like there are high street options,even if we still have 25K debts. Monthly payments are coming out in between 800-900 per month which is what I expected.
I know that these calculator are only an indicator and that there are many other factors that could affect an application, however it is good to know that it's a possibility.0 -

We have 25K of unsecured debt too (maybe a little less as just paid off a loan by overpaying and selling stuff - hurrah!), and we applied for a mortgage mid Sept and were referred due to our level of unsecured debt. We are still waiting for a response. Want to borrow 220K, clearing our debt from our existing equity when we move, leaving us with just the mortgage as debt!
