Searches before offer?

I'm just waiting on an offer from Leeds BS. Just wondered if I send my solicitors pack back now with the search fees (£220) they want or do I wait until I hear from the Leeds regarding an offer or valuation?

It's completely up to you, depends how confident you are that you can get a mortgage.

You are not obligated to do one or the other first. I submitted my searches request just after I had applied for my mortgage and before I received my official mortgage offer.

We are waiting until we recieve mortgage offer before instructing our solicitors and doing searches as we are concerned about getting the mortgage and have already had to pay for a valuation and a non refundable reservation fee for property

Solicitors will hold the money pending an offer arriving. The funds are requested in advance to speed the buying process up. Searches can take weeks and they are key to the transaction progressing.

I am sure You know, but just check the solicitors are on the approved panel list for your lenders.
