You really need to contact a mortgage advisor, I don't think you're going to get much in the way of help on here other than people suggesting that you need to go and speak to someone who can actually check the market for you and give you some options.

I'm sure you would be able to find someone that would give you a remortgage at sub 70% LTV, but also depends on your income and outgoings and whether you can afford to cover the payments on a £120,000 mortgage.
    Mortgage remaining: £42,260 of £77,000 (2.59% til 03/18 - 2.09% til 03/23)

    Savings target June 18 - £22,281.99 / £25,000

The 'score' from the credit reference agency makes no difference to any mortgage decision Davey.

Its the data behind that affects your options.

What is it on the file that is affecting your score?

Do you have defaults, missed mortgage payments, payday loans, a debt management plan?

    When did these problems occur?

  • As FreddieFrugal has said, there may well be a solution for you but your best bet is speaking to a specialist broker.
