Can we just ring lender and move to BTL

Basically me and my girlfriend are buying a house at £245k

I have my own house (currently rented out) that is currently on a variable rate. I am remortgaged to get money out of it and move onto a BTL. I rent my house at £570. It is worth £140k and i have a mortgage at £70k

The missus owns her own house which we currently both live in. She has a 92k mortgage and is valued at 105-117k

We were under the presumption the mortgage man was taking 49k out of my house and my missus has 11k in savings. Turns out when the surveyor came round he valued it at 105k even thou hailfax her lender said it was worth 117k. So she does not have this 20% equity. The plan is to move her mortgage onto the new place to avoid fees (confusing)

So now whats happened tonight the mortgage man says my missus needs to put 6k in her house as mortgage man says you must have 20% equity in it. Now on the new house we are taking 39k out of my house to buy the new house. (confusing)

Main question is. Can we forget about her house and just get a mortgage for the new house me with my equity and her 11k in savings???

OR

I just buy it myself? The missus is not happy as it sounds like its going to be my house and i understand why. Can she just ring halifax and be moved across to a BTL? Or is that to simple.

I earn £32k a year and she earns £28k plus bonus and company car
