Hiya
I hope someone can help ! Maybe a broker who has experience with Kensington Mortgages !! We are selling a self build, a new build from 2009. Kensington Mortgages want from my buyer a 10 year warranty. They clearly state they can accept an Architect certificate but architect certificates are only ever issued for 6 years. Why would they bother stating they can accept architects certificates then ? Is the person at Kensington Mortgages my buyer is talking to wrong ? Could it be that 6 years warranty with the architect certify is actually ok ? Please help as this is stalling the sale of my house. THANKS SO MUCH !!

Warranties are a separate issue and there are companies that specialise in same. In effect it's insurance.0

Warranties have become a hot topic over last few years. We check them regularly (and half a dozen other potential problem areas) at early stage if we have the slightest suspicion of build, extension, conversion within the last 10 years.
Here are Kensington's requirements ...
Properties built or converted in last 10 years
If the Property is less than 10 years old or has been converted in the last 10 years, it must have the benefit of a home warranty indemnity insurance scheme acceptable to us and the construction must have taken place with full planning permission and with local authority supervision.
.... no mention of architect's certificate which is becoming less and less acceptable (both to lenders and architects).
I have used the following specialists a few times to dig us (the vendor - or the naive self builder) out of the mire:
