In March this year, I was going to buy a shared equity property, the agency strongly asked me to use their in-house mortgage broker, which I did.
I paid 150pound broker fee, 430 survey fees. after some time, the mortgage broker emailed me saying the valuation is arranged. then, I emailed him to ask for the outcome. after a few days, he emailed me back, saying the bank couldn't get the key, so the survey was not done, he said he would arrange another time for survey. I told him I left my job, he said then it is not possible to have a mortgage. so I asked him for survey fee back, since then he never replied.
now its been 6 months, during these 6 months, I have emailed him, phoned him, went to the branch, he never got back to me. today after a few hours waiting, finally I found him in the branch. he first said mortgage was not successful, since I left my last job, so survey fee is not refundable. I told him I asked Halifax, they said if the survey was not done, I can get back the fee, but has to ask my broker to get it back. then, suddenly! he said the survey was done, they couldn't get in, but it was done. I asked him, but he emailed me saying it was not carried out, and he said he would arrange it again. I have never received any survey report or anything from him, if I have spent the survey fee. also he never replied me when I emailed to ask for the survey fee refunded.
may I ask, as now it's been 6 months, am I still able to get it back??? during these time, I have contacted him countless time, so if its too long, its not my fault. also, is there any legal way that I can pursue??? its not only about the money, but the frustration and time spent, which is really annoying!!
any advice is greatly appreciated!!! thanks in advance for all your help!!

This should be easily resolved. You have been speaking to the wrong person.
Write a formal letter entitled COMPLAINT to the broker and copy in his head office.
There will be details of who to complain to on the IDD you should have been given at the start of the process.
Make sure you include details of all the times you have complained to him that have gone nowhere as he has not handled your compliant correctly.
If the survey was not done before you informed him you left your job you should be entitled to a refund, if it was not done at all you should be refunded too.
Hope this helpsI am a Mortgage Adviser
