Previous remortgage surveys

Hi, does anybody know how reliable or useful previous valuations are for remortgage purposes. I am planning to rent my house out and need a buy to let mortgage. I need a 75% LTV and so need to my house to value at 80,000. I'm a bit concerned because there have been two similar houses sold near by in the past 18 months for 67,500 (although from the pictures these weren't in great condition and one looked like it was sold with vacant possession).
I have remortgaged in the past and when I checked the valuations they were for 85,000 in June 2008 and 84,500 in June 2011. In the event of the survey valuation being below 80,000 will I be able to use these. I am so worried about this survey.
