can you have 2 mortgages?

my son is buying his flat, he now wants to buy a house with his girlfriend, they jointly earn £60k, he wants to keep the flat and rent it out. The FA he has seen has told him this is not allowed and that he needs to get a buy to let mortgage on the flat, he doesn't want to do this as the rent will cover the flat mortgage - is this information correct? thank you
