Hello,
My mortgage deal will be coming up for renewal in 6 months and naturally I'd like to shop around. I have a very good credit report but expect to have a criminal conviction against me by the time I re mortgage.
I am not a career criminal and what I did was a mistake - acting out of character. Anyway, do mortgage companies actually perform a criminal record check ( CRB / DBS ) or just rely on credit checks?

There is no CRB check, but you may be asked about criminal convictions by some lenders. You would be required to disclose any unspent conviction.
TBH this may affect your ability to insure the property more than the mortgage as insurers all tend to have questions about convictions.
Don't spend all your time worrying about the mortgage as that will be wasted totally if you can't get insurance which is acceptable to the lender.
