Mortage and old CCJ dilemma - help please??
solarised
Hi,
I am looking to apply for a mortgage in the early part of next year.
I have one CCJ against my name - although it will be six year's old in a month's time.
(The CCJ was for a student loan of about £1,000 and was quickly satisfied)
As the CCJ should have been removed from my credit files by the time of my mortgage application, what should I answer when the mortage broker/lender asks, "Have you ever had a CCJ?"
I don't want to lie, but at the same time I don't want to end up with a sub prime rate, simply because I was too honest!
Is there any way the bank/broker can know of this old CCJ, other than from the credit files such as Experian etc??
help please
Jinny

The fact that it is satisfied and over 6 years should be enough.
Once it is clear from your file i am sure you will be fine. I would just check that your Experian file is clear before applying.
good luckI am a former Broker, former IFA and former compliance officer, for my sins.
However, I have since seen the light.0 -
I wouldnt think it would make any difference now with some lendersI like to give people as many choices as possible to do what I want them to. (Milton H Erickson I think)0

Many thanks for your encouragement!
Sorry to pin you down further on this, but does that mean you'd advise me to answer 'no' to the question 'Have you ever had a CCJ?'

Jinny I don't believe they ask have you ever had a CCJ, in my experience it is Do you have a CCJ? To which you will be able to reply No. However if that is the question you would need to tell the truth whether its on your credit file or not, otherwise its fraud.

Ouch
I'm pretty positive that they do ask just that - hence the dilemma...0 -
I think honesty is always the best policy. The answer in this case would be "not in the last 6 years"I am a former Broker, former IFA and former compliance officer, for my sins.
