Fees for first time buyer

Hi,
I am looking to get a mortgage. With regards to purchasing my first home, fee wise, am I right in saying I need to budget for the following:
Mortgage arrangement fees
Solicitors fees
Land Tax (I stay in Scotland so 2% of anything over £145k - 200k)
Valuation (do I pay this) ?
Anything else I am missing?

You are about there Ace.
In your neck of the woods the Home Report (Valuation) is already prepared and your lender requests a copy as part of the process. You don't pay for this.I am a Mortgage Broker
