Never received a rates bill.

  • Yeah they told us it was our legal responsibility to pay rates and that we should have been paying it (even though we did not now how much was due and they would not reply to us). Went legal but didn't matter, the only consolation was that we had started paying it off so by the time it came up we had a good whack paid off.

    Still was not a nice process though. I hope it goes well for you

    Thanks. I'm annoyed that their incompetency will end up costing me a lot of money. I understand I am liable, but I could not pay when there was no demand and their still isn't, and I hadn't a clue what the bill actually was.
    How would they know when I actually took occupancy given they aren't even aware of the address it seems?
  • They tried to charge us also for years before we actually even put a block into the ground lol..... We told them when we actually moved in, they reluctantly carried out "some investigations" their words and eventually came back to say they were wrong about the move in date.

    An estate agent or valuer might be able to estimate your rates for you or if you rang one or the other gave them the value of your house they could possibly give you a rough figure. At least then you could start and make some payments?

    They could check when you started paying utilities and if you bought the house as opposed to rent then they could check the equivalent of Land Registry.

    Or check the LPS website and look for similar sized properties near you.

    Mmmm. Don't think the utility companies could give out information without your permission. Land registry would be different though.

    You'll be liable from when building control give the final sign off.


    Chances are the visit was to preform a valuation. Call them to see if you've been added to the list. Ask them what the capital value is set the money you'd be charged for rates aside. You'll get the bill at some stage. Unfortunately bureaucratic incompetence isn't a valid excuse to avoid paying rates.

    If you've not been paying you should have been setting the money aside for when the bill does arrive and should cost you no more than you would have paid.
