Mortgage Reference

Hi, I was wondering if anything can offer, any help or advice, I have been a temporary worker with a recruitment agency for the last 3 years, and have a sale agreed on a property for £68000 with a £8000 deposit. The Halifax, contact my agency for a pay reference, and they responded within 2 working day. My broker came back to me stating the Halifax rejected the reference. The reference confirmed I work 40 hours per week, plus my hourly rate but did not confirm my basic yearly earnings. I contacted my agency to fax this information across, but they are refusing to provide this , stating I am a temporary worker, and as such they wont confirm this in writing. My broker has advised me without this information no lender in the UK will grant me a mortgage. I am at a loss, I have made complaints to management, but am getting anywhere.

    How long is left on your contract?

    I think you need to find a broker who has experience in helping temps. Its not something I specialise in but I am sure there will be other lenders for it and for your broker to say no chance without even looking in to it seems lazy.

    I'll second what ACG says. It's not something I know for sure, but with a 3 year history there should be a lender that will work without a reference.
    Get someone new on the case if this one says it can't be done

  • I am on a temporary ongoing contact since I started, I think the reason why most lenders will ask for a pay reference is my weekend rate pays differently to my weekday rate which seems to have caused this issue, The weekend rate shows as overtime on my payslip even though its apart of my standard 40 per week., and the broker has advised this will pretty much cause all lenders to request a reference.

    Lenders have different ways of looking at things. With 3 years at the company, 3 years P60s, 3 years payslips (not that I am uggesting lenders will want 3 years payslips or P60s), you can evidence your income over an extended period. Added to that after I think 12 or 24 months employment even on a temporary contract you get the same rights as someone permanently employed anyway.

    Find a new broker, one lenders stance is not every lenders stance. Your current broker sounds like one of those who bangs anything quirky with halifax in the hope it sticks and if not it cant be done. The reality is that there could be high street lenders who will look at it and if not there could be small building societies who will take a view on it.

    Try someone else, you have nothing to lose as according to your current broker it can not be done.

    Have you worked for the same organisation via the agency for 3 years. Or have you worked for different organisations.

    I can't advise on the mortgage/broker but i do know some agencies are getting jumpy about "contingent workers"

    It's HMRC lead as i believe they're receiving less NIC payments and are cracking down.

Does anyone know if I cancel my application with the Halifax if I will get my valuation fee back, considering there survey has not even taken place yet.. Whats NIC payments marksoton?.

    National insurance contributions.

    I don't know the ins and outs but i do know it's happening. It's because of the way you are employed by the agency over a lengthy period.

    It may have nothing to do with your application at all but just thought it was worth mentioning why your agency might be being coy about releasing this information. Either that or they're being @rses!
  • Finally got the general manager in the agency to confirm my yearly earnings , problem is they could not find the new reference the Halifax sent to them. The manager wrote my basic yearly salary signed and dated the original reference that already had been completed and faxed it over. Do you think the Halifax will reject it again?
