Magherafelt for work and schools. I don't drive so leaving the area would mean no job. So Magherafelt and Cookstown area, within 10 radius of Magherafelt really. Property pal searches this area and you get maybe 1 per week if lucky that's suitable

Budget is £500 max

- Make a plan B now (What happens if worst comes to worst - can you stay with family/friends etc)
- Ring up/visit local estate agents. Keep ringing them.
- Consider moving slightly further outside your area (this shouldn't be the prohibiting factor)
- Post ads online (Gumtree for a start)
- Ring up mortgage advisers inquiring about 100% mortgages (though I think these might have been done away with?)


The reality is that this needs to be within your control - and it is at present so you can put in some work to make sure the situation doesn't turn sour. The council (if they offer you a place) will likely offer somewhere less convenient anyways.

Cookstown really would be a last resort as it would mean me having to leave work due to lack of transport and kids changing schools

Yes. Ok you get the odd one, but most ads are for people looking a house to rent.

How much is the landlord selling the house? You could go down the co-ownership route and be paying less than what you are renting for, and not need a deposit

Have you at least registered on the housing executive waiting list?

Do you have anything other than homelessness which will give you points on their list - overcrowding etc?

I think HE are your best bet, but you may have to wait until the 4 week notie period, or be prepared to go to a B&B or friends etc until they find you somewhere
