Hello Everyone.
I am in a tough situation just declined AIP/DIP for both halifax and nationwide (tried to apply online).
Foreigner on Tier 1 Visa (13 months left on visa - renewable)
Income: £45k a year - Self employed based on limited companies (1 year of accounts)
Credit History: 820 Experian score. History of PDL and one satisfied default back in 2013
Looking to borough £180,000 (house price is £220,000)
What are my options?

You have tried yourself so find a " Whole of market mortgage broker" and see if they can help.

Not a resident or citizen of the UK
Self employed with only 1 year's account history
Short term loan history
Adverse credit history
This is for a very good broker and not one to attempt direct. Expect to pay a broker fee as I suspect a decent amount of work will be involved.
What research did you do yourself before approaching those 2 lenders?0 -
Have you tried Kensington?0

Kensington would have to go through a broker anyway.
Not enough info there to judge if acceptable to Kensington - which is part of the reason why brokers will not suggest lenders on here - but they may be (as may others).

There are Lenders that can live with Tier 1 VISAs.
There are Lenders that can live with 1 years accounts.
There are Lenders that can live with defaults.
There are Lenders that can live with PDLs.
You need a Lender that will live with all 4 and I can't think of one.
I suspect you will need to wait until you have permanent right to reside, or the adverse credit is a few more years away.I am a Mortgage Broker
