3 way mortgage?

Hi,
We are after a little bit of advice. Myself, my partner and her sister would like to get a 3 way mortgage. We have not owned a home before and will be first time buyers. I have done some research about tenancies in common and we would obviously seek legal/mortgage advice prior to making any kind of applications.
The complication is that my partner and I have to work and live (in company accommodation) on the other side of the country our holidays and spare time would be spent at home in our new property while my partners sister would live there full time. I'm unclear how the banks would view this in terms of if we could actually get a first time buyer mortgage on that basis??
We want to spend around 200k and have a 10-15% deposit. Our combined income is around 70k and we all have pretty good credit history with no credit card balances and a couple of nearly paid loans.
Any advice much appreciated.
