Completed Extension....as promised

I posted about the extension we were having built back in April, saying how pleased I was with the builder, three weeks in.
Several people asked for an update when it was finished.....
Well, I have no problem with the builders work, and could not fault it. However, his timekeeping is another matter. The build should have taken 10-12 weeks and we are now snagging in week 21. I accept I did add extra work as we went along, but I ended up in the usual scenario of him juggling several jobs at the same time.
Anyway, we got there and we are very pleased with the outcome, including our 'Easyjet' Kitchen......

    fantastic. thanks for posting.

    can i ask about the gable windows (above the rear elevation doors) - how much did they add to the build price, and do they complicate the build (ie. or just replace the block work that would be there without them?), where did you source them?

    Looking to do the same on our extension!

    mmmmm....interesting question. When we designed it we wanted a post free corner (front left), so there are two steel posts either side of the corner panels, supporting a steel beam across the front above the patio doors and down the left hand side. The front beam supports two 8x2 timber posts in the centre of the apex holding the roof beam. The apex section (frame and four panels) came to about £1800. The total glazing bill for the extension alone was about £12k.


    The glazing was sub contracted to a Company in Southend my Architect has used before. It did not go without issues, and we are still negotiating over the final payment due to issues we had.

    Behind the roller door is a cupboard with 3 shelves and built in sockets. We keep the shredder in there currently, but plan to put in a coffee machine at some point. It gives easy access during the day when up, but easy to pull down and hide all the crap on the shelves when anyone comes round!


    The cost per sqm is not that easy to work out as we basically had the whole bungalow gutted and renovated and we have a costing for the total, but figures below will give some idea. Size is 5m x 5m


    Structual build of shell inc roof, u/f heating etc £26k
    Al windows and doors £13k (includes doors to left of extn into bedroom)
    Two velux £1600
    Tiling for floor £3000
    Kitchen units £8500 Rotpunkt (German)
    Worktops Silestone £3200
    Easyjet orange glass wall £2800
    Appliances £3000
    Boiling water tap (which we now use constantly) £600
    Plinth vacuum (great gadget and very useful) £120
    Balustrades £1500


    Guess, all in all, about £64k or £2600 per sqm.


    It is a lot, but we plan to be here until we are carried out in a box, and we only plan to do it once.


    Also had a porch built at a more reasonable £5k!


    The front is being done next week, so yes it does look a mess, but after nearly 6 months of builders etc, only to be expected.
