Mortgage Advice Please.

Hi everyone,I would just like some peoples opinions on my current situation and my plans to see what wiser people might say.
At the moment I'm renting and have been for last 18 months,the monthly rate is 550 which is actually reasonable for my current location,Aberdeen,now adding council tax and bills 750 is roughly the norm paying out,my job doesn't pay that well and saving has been very difficult and only manage by working 60+ hours a week,my total savings is 4200 buying a property in the city isn't very easy with the very high prices 70K starting for not so nice property like what I'm in now,I have looked into getting something in one of the many nearby towns where 40-60K is about the asking price for decent nice looking 1 bedrooms,according to research on this site and many others it all seems to say my repayments would be 2-350 per month,now comparing that to my current rate its pretty obvious much better off buying,but are these accurate?Are extra hidden fees normal?How long is the process?What kind of proof statements would I need to bring to the bank?I could get extra funds from family but of course much rather be interdependent about all of this and my parents could co-sign but currently living in another country don't know if that would affect the situation?

whats your salary and have had you looked at your credit files? Any CCJ's, debt e.t.c?"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

My salary is around 18-20K
And no I've never had any debt issues with paying back loans.
2-3 years ago I had loans of 6,000 which was paid back in a year but in Cyprus don't know if that will show up on credit rating,also have the usual outgoing payments gas electric phone bills internet,nothing has ever been late.0
