Post Office mortgage/Bank of Ireland hidden fees?

We are currently remortgaging our leasehold flat as our fixed rate with our current provider is due to expire. We initially contacted London and country who recommended a Post Office mortgage but this rate was pulled before we could apply. We discovered it was still available directly from the Post Office so decided to go direct. We believed that the only additional fees would be the telegraphic transfer fees. However,we have received correspondence form the solicitors from the Bank of Ireland and they are charging us fees for checking the leasehold title, for obtaining a copy of the lease from the land registry.

This is our second time remortgaging and we don't recall having to pay these fees the last time. Is this normal practise and should these fees have been disclosed to us before proceeding with the application? Any advice would be very much appreciated.

What does section 8 of the KFI for the product specify? This is where fees are disclosed prior to application.
