FTB revised rate, after offer...

So I went to see my broker today to discuss insurance products etc. I'm already in receipt of a full offer from NatWest, for a 95% mortgage at 4.49%.

During the course of our discussion the broker mentioned that Natwest had just reduced their rates on this product to 4.39%. He said as the mortgage hadn't been drawn down and completed as yet, he can get me switched to this revised lower rate, and it won't slow anythingd own by having to go through a new application or anything, basically just a phone call from him to natwest and I'll get the new rate.

Is it as simple as that?

    Quite possibly yes. They have already approved the lending so can't see why a new app would be necessary.

    If you have paid a 'booking fee' for the rate already you will likely not get it refunded though, so if there's another fee for the new, lower rate, you'll have to pay again.
