Please help sole trader Mortgage advice

HI All
Ok we are about to get going on a joint mortgage application with santander
The problem is i am a sole trader and my net profits are fine for the mortgage affordability we are going for, however if i add my monthly outgoings for my business hire purchase vehicle it becomes unaffordable (sole trader no separate business account)
This vehicle hire purchase is a business asset and is tax deductible meaning this h/p payments already come off my gross earnings so to take it off my affordability check as well as just looking at my net profit well would be harsh in my opinion i have rang santander 6 times and each time get varied opinion depending on who i speak to some are adamant it does some are adamant it does not but i do not want to take the process further until i know for sure...
Does any one have any experience of this please

You should not need to declare business expenses - otherwise they are being doubly counted (once in reducing your net profit and again in your gross annual income).
IF santander count it twice, find a different lender.
It will help if you have a business account and can evidence those payments from that account or an accountant who can confirm those payments are a business expense, but it should not be a deal breaker. i have full accounts and an accountant who will provide proof of this i also have full documentation to support what i am saying ..
I Think i may have been unlucky with some untrained staff however as an experiment i rang 6 times asking the same question and got an even response with yes and no as to if it will affect my affordability.
Maybe i have been unlucky with untrained staff i shall try to escalate it and get some thing in writing before going on to credit check stage....0 -
