Buying a holiday/second home...

I'm not sure where to begin - I own my home outright and I've always planned to sell it in about 15 years' time and use the proceeds to buy my retirement home (which will cost less than the value of my current home) on the coast.
I've been toying with the idea of buying a property now (will need a mortgage) and perhaps letting it via an agency until I'm ready to move in at some point in the future.
Can anyone share their experiences and advise me where to begin? Is it possible for me to use my existing home as collateral to secure a good deal?
