    Perhaps you're not putting the right numbers in the right boxes. Go to a broker.

    i can't answer your questions i'm afraid, but i would agree that your best approach would be to speak to a broker. they will understand all of the lenders affordability criteria and be able to advise you on the best course of action.
    we took a brokers advice, and have ended up with a lender we wouldn't have necessarily thought of - but due to the lending criteria we were able to borrow far more than we had thought (when we were just keying numbers into online mortgage calculators).
