Land registry – how to report the purchase of a tiny corner of garden/amenity land.

[FONT=&quot]My husband and I bought a tiny little area of land adjoining our house from the council. We have the signed and sealed completed transfer deed (TP1) and want to register it with the Land registry. [/FONT]

[FONT=&quot]I would like to do this myself. [/FONT]

[FONT=&quot]Buying the land was a stretch – so please do not tell me to instruct a solicitor.[/FONT]

[FONT=&quot]Can any of you kind people tell me where I find guidance on how to do it. I have searched the Land registry and most of ‘self help’ info and guidance there relates to house sales. (I may be looking in the wrong place.)[/FONT]

[FONT=&quot](BTW - I know I need to file a stamp duty land tax form – even though there will be no duty payable[FONT=&quot]. I[/FONT] have ordered a form from HMRC.)[/FONT]

    As well as the TR1 there is a guide to help. Says you need to fill AP1 aswell.

    1) is it your intention to combine the Title for this land with your existing property Title, or are you intending to keep 2 seperate Titles?

    2) Do you have a TR1 or a TP1? nic_c has linked you to TR1 above. I suspect you need:

    https://www.gov.uk/government/publications/registered-titles-part-transfer-tp1

    TR1 is used where an entire Title is being transferred.
    TP1 is used where an existing Title is being split - in this case I suspect you are buying part of a block of land owned by the council?

    The online guidance on TR1 and AP1 should be followed for a TP1 as well

    A TP1 has an additional panel to define the land being transferred so you can still use the completion notes for the TR1 to complete all but that one panel, which is hopefully self-explanatory anyway

    Many thanks G_M - my searches of the LR site did not lead me to this, so I am v grateful.

    And thanks too, to the Land Registry rep.

    (For anyone who comes across this thread - I think the LR AP1 video is worth a watch, it's helpful and informative even if your circumstances will almost always be different.)

    I will have a proper look over the weekend, as there are still some questions in my mind.

    I may be back with further queries.......


    For other DiY'er's - be aware - this requires time, concentration and focus!

    Not surprised.

    The Land Registry website used to be very easy to find your way around.

    Around a year ago it was re-designed and incorporated into the .gov website, and it is now much harder to find what you want.........
