mortgage on one income...HELP

HI,
i am looking for advice as I'm struggling to get a mortgage.
I have been declined my HSBC and the post office.
The HSBC gave me a AIP and then I found a lovely property, offer was accepted and back I went to HSBC, only to be declined when they did the full mortgage application, same with the post office.
I earn £41,000 per annum, have one dependent
I am looking for a mortgage of £195,000
,I am applying for the mortgage on my own, I also have a large deposit
I have no loans, no credit cards, always pay bills on time.
I am scared to apply for another mortgage as I believe this will go against my credit score.
Does anyone know who I could get a mortgage with? Im very worried I will end missing out on this house if I cant secure a mortgage

I've just done a quick affordability calculation and got £205k over 25 years assuming no childcare, ground rent or service charges.
Talk to an independent broker. Trying to do this direct is what's killing you as you are going to each lender totally unprepared.
Get all three versions of credit files before doing so to ensure there's nothing affecting you you don't know about.I am a mortgage broker.
