mortgage misfit?

Looking to remortgage to get £197,000 on a 25-year term. Property value is over £350000. I'm a 40-year old widower and my son is 7. Annual income: base salary £39000, annual bonus £3700, and child benefit slightly over £1000. Any chances?

    Plug your details into lenders online calculators. That will give you a base indication.

    They vary and I'm unsure what gets counted. I forgot to mention £6000 on a credit card and £243 childcare expenses (vouchers I get every month).

    I've found that each lender's calculator usually explains what to include where.
    If you're not confident in using the calculators yourself then it might be a good idea to speak to a broker.
