You're forgetting any credit commitment visible on the credit file in the last three months is going to be taken into account for affordability purposes.

Abbey assumes it will be re-drawn after completion, so it won't be ignored until it's been cleared for three months or more.

Same applies to another 10 million mortgage borrowers. What it doesn't do is reveal the state of their personal finances and more recent history.

I am going to concentrate on slashing my credit card debts and find a decent mortgage advisor.
