If you had come to me, or any experienced broker with this (as has been proven in the thread) we would have told you straight that it is difficult at best.
The next stage would have been to research lenders then refer to the BDM (lender rep) to see how they would view it. If the underwriters would consider it they may want assurances which would then be sought.
Passing credit score is the first hurdle. On a case like this it is the easy part.
Property being borderline unlettable would be the next issue but again this could be referred to valuers (lender dependant) to get a view.
You keep justifying your position. The lender calls the tune.
