Self employed self build mortgages

Hi. I'm looking at a small mortgage, around £40,000 to finish a self build house. House is up and watertight, internal work now going on but now need some money to complete it. Land and house to date value £150,000. Also self employed and due to building house have not been working full time so trading figures 3/4 what the previous years have been. Any of the high street lenders we should approach or are there specific companies who give self build mortgages?

High street lenders are not self build lenders.
Self builder lenders are not keen on projects that have started.
