Remortgage choice of 3. What's in it?

I am about to remortgage and there are 3 products I am interested in:

I have 80% LTV, my current (own) valuation is 165K, I currently owe 116K but I want to borrow extra (for new roof and kitchen) so I am looking to borrow 132K

I want a 5 yr fix, my employment contract (research fellow) is 3 yrs fixed term. I currently owe 1600 on a loan

1. TSB 3.09% no fees at all (sourced through a broker who knows my personal details so I presume has selected a product I am likley to qualify for)
2. Tesco 2.89% and £995 fees (I have 1000 in savings that could cover this). Not sure how easy Tesco are to deal with seeing as they are direct
3. Tesco 2.99% and £195 fees (wouldn't need to release any savings for this fee).

ON the calculator, the first is a repayment of 563pm, the second 549pm, the difference over 60 months is £840, so actually the first is the better product?
(563 - 549) * 60

Can anyone offer any thoughts on the above? Its the first time I have remortgaged.

    Add the fees make the payments the same and see whats left.
    Don't forget any other fees like valuations etc

    based on your payments new term is 30years paying £563pm after 5 years
    £132000 3.09% £117545
    £132995 2.89% £117348
    £132195 2.99% £117097


    Don't fall into the trap of thinking paying the fees up front makes a difference, it does not you just borrow less on the no fee product.
