Transfer Equity Refused - Title Deed Name Change an option?

Hi all - enquiring on behalf of a friend here. All advice welcome. Basically she had a joint mortgage with her ex-partner. They split up just over a year ago and since then she has been paying their mortgage alone without any problems or issues. Her ex does not want any share in the property and is happy to sign all over to her. However, her application with Nationwide for a transfer of equity and for taking over ownership of the mortgage was refused due to her poor credit score. Can she simply get his name removed from the title deeds via a solicitor (provided he signs necessary forms) or will the Nationwide refuse to allow this change as well?
Are there any other options open to her?
I'd really appreciate any advice you guys could share...

The lender will also have to agree, and as she has already been rejected, it is unlikely to happen.0

When applying for the Transfer of Equity, your friend was applying for the mortgage to be transferred to her sole name AND the Nationwide's approval for the ex-partners name to be removed from the deeds.
So they have already confirmed that they won't allow the name to be removed from the deedsEarly retired - 18th December 2014
