Help! Advice please?! 2 Registered charges on title but only 1 is ours?! How come?!

Hello all! Wondering if anyone can enlighten me. My husband and I are in the process of remortgaging the house we bought in 2013. The solicitor of the lender sorting out this remortgage has contacted us to say that They noted a charge on the title for the bank from which we took our mortgage from and from another bank which we know nothing about. How could that have been possible? Shouldn't the solicitors have sorted those out when we bought the property? We did not take out any loan from the first lender with the registered charge and we would refuse to have to pay any interest or loans taken out on our house that isn't on our name specially if the registered charge was dated 7 years before we bought the property. We have been trying to contact the solicitor Who took care of the conveyancing back in 2013 but she is on maternity leave. What can we do to clear the registered chatge? We feel so lost as this is also our first ever home. Help please anyone!!!

Ask to speak to the solicitors line manager or partner in the firm. They will have the case management system available to see what was/should have been done.
Most likely the solicitor failed to send the correct documents to the land registry. We had a similar experience when the bank wrote to us 6 months after purchase demanding to know why we had not registered the mortgage!0 -
The solicitor's firm who acted for you should hopefully be able to unravel this for you as suggested.
Ultimately the trail may lead back to the lender of course and the need to contact them to get the charge removed. In most cases they do that electronically and direct to us.
Happy to take a look and see what has happened historically to give you a steer as ultimately of course we could have made a mistake in leaving the charge on at the time of your purchase.
