First time buyer-brokers recommend Halifax and accord

Hi all,

As title suggests we are first time buyers. I've been speaking to L & C who recommended Halifax and Charcol who recommended Accord on 2 year fixed rate. Any membera here have experience with either?

I've heard Halifax are more flexible? My partner is Spanish and lived here less than 3 years which my broker said Halifax would be more flexible with things like this.

Also, mentioned currently Halifax turn around times are 22 days and accord are 40 on average, however the accord rate offered is £50 a month cheaper.

    If Accord were 0% I would still struggle to recommend them.

    Likely to decline on the colour of the front door or you being unable to prove that you wore blue socks a week last Tuesday.

    Hopefully you have seen a list of sourcing and reasons why the brokers have arrived at the recommendations they have?

    Interesting that two different brokers recommend two different lenders for the same circumstances.


    I don't know your deposit level so cannot comment on the products but of the two Halifax should be easier to deal yet Charcol get less bad press on here than L & C do.

    I suspect one has recommended on price and another on service?

    Accord come out cheapest quite regularly. However since they put my blood pressure through the roof on a few occasions and are THE most anal and pedantic lender I have ever ome across where the left side does not know what the right side is doing - I would not touch them witha barge pole.

    I have said this many times, but if my only options were Accord or losing the business, I would happily lose the business.

    Im not sure if that comes across like I am sitting on the fence a little? :P

    I'm sure your clients don't want you to lose the business though!

    I dont shy away from explaining Accord are the cheapest when they do come up. Most people buying houses want it to be straight forward and would rather pay a few extra quid a month for the ease. £50 a month is a little different though, £600 a year - I would have to think twice - thats a few nights out. Remortgages are slightly different as there is not so much stress.

    Also as Kingstreet will probably mention when/if he sees this...Accords SVR rate is over 5%. What happens if your circumstances change and they do not have any retention deals for you? Its probably more of a second thought, but something to think about. It might be an issue, it might not but at least if you are aware you can make a decision in full knowledge.

    I dont think I know any Gillians (Im sure you wouldnt but its probably not a great idea to disclose peoples full names on an open forum) . I also have no idea who you are. That would quite probably be one of the strangest conversations I have had. Me: Land of Wood passes his or her regards...
