Garden Posessory Title - Platform Mortgage Offer

After 13 days since the valuation was done on our home by our buyer, their solicitor has received half a mortgage offer. The agent has seen the full offer but I makes no reference to half our garden being under possessory title.
The solicitor has to wait to receive all of the mortgage offer before raising it with the lender. Does this mean they have to redo the mortgage offer or does it agreed over the phone?
I had given our EA the title plan to give to the valuer but given they are incompetent (and have done all the chasing half hearted), I'm not sure they ever did
I don't think I can wait two weeks for another offer. I have made my feelings clear that we will be terminating our agreement and seeking another buyer via another agent in a few weeks
The mortgage broker they use is useless. Nobody seems to take ownership to make sure the full offer reaches the solicitor.

'Half a mortgage offer' does not exist and why has agent seen full offer which is normally only sent to applicant, their solicitor, and adviser.
It is not normally the job of the lender or surveyor/valuer to determine property boundaries as this will be carried out by solicitor along with checks on clear title.0
