I've had offer accepted on house (ftb) - wasn't quite expecting things to move so fast so haven't had time to do credit checks with experia and get things in order if any errors are showing. Given I want to apply for mortgage fairly quickly now, would you recommend still checking my records at experian and others? mortgage needed is about 72% LTB, broker said not necessary due to low risk but I wondered if I'd get similar advice from non involved parties on here. Thanks in advance for any advice!

    It's always best practice to check your credit files. It doesn't matter how big your deposit is, if your credit file's a dogs dinner you won't get a good mortgage.

    If you pull up in your brand new Ferrari (has happened on two occasions I recall, even the one who had another 6 cars and two unencumbered properties totalling in excess of 5 million) at our office you provide your credit report before the application process commences.


    There is much more to consider than your LTV !

    Thanks both- it was more wondering if a check now is too late or close to the application than if checking was generally good thing to do - broker said not to worry - I think it sounds like do it however close the timescale is to putting in an application for a mortgage?
