How difficult will it be??

I'm looking to move and will look for a broker but looking for advice on whether this is doable:
- looking to purchase a house for ~£800K.
- we have a 40% deposit, money for all expenses and a £50k emergency fund will be left.
- salaries and bonus approx £210k between us.
- I have a car loan with about 4.5k left which costs around £200 a month. We have three credit cards with £20 limits but no balances.
- No major expenses, current mortgage is £800 a month but we overpay so in the last three years have taken it from £300k to £100k.
- Looking for 25 year term which will take us to 60 but in reality will pay back as quickly as possible.
- The big negative is that in 2011 I had two credit cards with 0% balance transfers on them, I went abroad to work so set up direct debits to clear the balances over 6 months. Unfortunately and completely my own fault I set up both to one credit card so this became in credit and I went six payments down on the other one. As soon as I came back and realised what had happened I repaid in full but this will be on my credit file for another couple of years.
- I made a couple of payments late 2.5 years ago but everything else has been perfect. Experian shows my score (albeit meaningless) as 999 out of 999 and excellent and Equifax as good.
Do you think a high street lender will look at this now or do I need to wait another couple of years?

Sounds readily doable but wants placing carefully - any good broker should be able to get a pre-application review and place at competitive rates.Hi, we’ve had to remove your signature.
