    What do you class as a decent living?
    Do you have a way of generating the leads you need?
    How much do you think you will earn per client?

    Have you done your research? Sadly its not a case of opening up Vincent79 mortgage advice and job done, people will come.

    My first 18 months were slow. To the point I would have been financially bettr on a minimum wage job. The second 18 months have been completely different.

    As others have said, you will struggle to find a network willing to take you on. The only one that springs to mind is New Leaf Distribution, but you will pay above average fees in return (and rightly so).

    IMO you shouldn't start off in this industry as a S/E broker on your own. Most people who do this fail unfortunately.

    Best to either try and find an employed role to learn the job (CeMAP does not teach you the job) or go down the Registered Individual route of another firm - but again you may find it difficult to find another broker willing to take someone on in your situation,
