    Any money earning less than the mortgage overpay upto the ERC.

    review option in Oct-Dec.

    Look at current lenders retention deals and remeortgage option to get a lie of the land and learn what to look for when the time comes.
    understand the tradeoff between fees and rates.

    review LTV see how much overpayments are needed to hit the next level for reduced rates.
  • How long do you intend to stay in the property for? Caution to fixing for a long period is advised. Porting the mortgage rate might be your intention in the future but your situation or lenders criteria not match up when you decide to move.
