Transfer mortgage offer to a new house

I wonder if anyone can advise. I've had a mortgage offer from the Halifax for £105,000 on a £220,000 property. It looks like the purchase is going to fall through due to problems with the house which we have just discovered.
My broker has says we can transfer the offer to a different house pending valuation etc. but potentially a house we have seen is £20k cheaper. I'm flexible about reducing the mortgage or reducing the deposit put down - sorry if this is a stupid question but could I do either or will Halifax request I do one of them?

you will need a new formal offer for a new house, after valuation - you might be approved, but the new house isnt...0

Sounds like you can probably do either but your own broker should be available in nine minutes and is the best person to ask.I am a Mortgage Broker
