Would i get a mortgage on a rtb flat

Hi everyone ,
I am after some advise please... I have a flat in London which have a rtb discount on it,earlier this year, I did a mortgage application with a broker and got a Dip with Halifax, however when the broker submitted the full application, it was picked up for audit and later declined ( I was not told why it was declined). I approached another broker who got us a dip with santander , but we decided not to proceed with the full application .

We are thinking of going through the application again, my question is

Do we have any chance of getting a mortgage on a flat that has no window in the kitchen and bathroom (we live on the ground floor)

Secondly, would it be better to approach the bank.directly or should I employ the service of a broker

Thirdly, the Halifax application was put in February and the santander one was put in March/April. Would putting another application in affects our credit rating

Lastly, myself and my husband have a joint income of 54k, no kids, we have a car loan of about 4k, and some balance on.our credit card (about 5k), would paying this off help secure a better mortgage deal

    When you say no window in the kitchen, do you mean there is a door that contains some glass to bring in natural light? Or that the kitchen has no source of natural light? Or is it open plan to the lounge?

    I don't think a bathroom with no window is a deal breaker, but a dark kitchen is a concern for a buyer if not a lender.

  • @silvercar thank you for taking time to read my post, there is no form of window or natural light in both kitchen and bathroom at all. Just a extractor fan. The kitchen can be used as open plan as it flows well into the living room
