Chances to get mortgage -income + extras (advice please)

Hiya folks, I'm on this page from years however just signed & this is my first post so if any of you have knowledge related to current experience please write a few words. Can you tell me if I've got any chances for mortgage in circumstances below:
- single mother of 1 school age girl (separated after 11 years of marriage),
- full time employment with council, 16.6k
- extra income like chb, ch&w tc, child maintenance around 12k
- very good credit history, no probs
-monthly living costs around 700pm +80pm for cc what can be easily paid off immediately.
Can you give me a rough idea what I can get (if anything) please? Thanx in advance x

Different lenders will take into account different things based on the evidence they require and you can provide.
I suggest speaking to an independent mortgage broker who will work out who will lend you the most and work out what you will be paying and if that would be comfortable for you.I am a mortgage broker.
