Myself and partner combined income is 44k.
Outgoings will be 179pm car lease. No other credit commitments.
You should be able to borrow 210k on 44k salary providing you both have good credit history, etc. Find another broker if you are not happy with the current one.
Can you pay off the car lease? It might allow you to borrow more.
You can put the stamp duty on credit card for now then pay off gradually with your over time or get a loan or put it on 0% balance transfer card.
If you are doing regular over time then wait few months so that they can use that into affordability.
When are you thinking of doing the extension? You could may be re-mortgage later to fund the extension? Or get a personal loan to do it?0 -
You really should be speaking to your broker about this. If you have found a dud you need to decide if it is going anywhere with Halifax, then change lender and broker if necessary.
If affordability is the issue, Halifax are not usually the most generous of the lenders.
