We have just completed our house purchase and are collecting keys tonight.
I didn't think we would get this far as the mortgage application alone was fraught with worry, but I want to let everyone know that getting a mortgage may seem difficult, but there is hope and it can be done, even when your circumstances aren't straight forward.
We are self employed, had to get an accountants certificate to prove income, didn't have a squeaky clean credit history (it was good but one late payment in 2009), my OH is 50 so had to apply for 19 yr mortgage term, and we got accepted borrowing at 83% LTV with Santander.
Just thought I would share this for anyone who might be worrying about their chances, the same way I did.

Emma, that may well have stressed you out, but what you've recounted is just bread and butter mortgage broker business.
Fitting lender criteria to circumstances is our raison d'etre.
I'd like to think if you were a client of us or one of the other brokers on here, we'd all have got the job done with the minimum of fuss and you wouldn't have been able to recount the issues you faced as they would have been dealt with quickly, efficiently and quietly.I am a mortgage broker. Thanks, IWillBeFree. I have seen so many posts on here with people becoming stresses and unsure of the whole process, and a lot of other people suffering delays with their applications due to their circumstances being investigated to the last letter. I understand that it is important for lenders to lend responsibly and ensure people aren't borrowing more than they can afford etc, but I am totally sympathetic to everyone who is currently going through the process of underwriters etc!
I hope I have given a little bit of hope to anyone who's struggling.
And I'm sure all this is bread and butter mortgage broker business, but for those of us who don't work in the industry and aren't used to making such large purchases regularly or dealing with the processes involved etc. it is a very unsure time and very unsettling x0
